How to Choose a Roofing Contractor in Idaho

A roof is a big purchase and most people only buy one or two in their lifetime. A little checking up front makes it much easier to compare contractors and avoid surprises.

1. Check contractor registration

Idaho generally requires contractors to register with the Idaho Division of Occupational and Professional Licenses (DOPL). You can look up a contractor's registration on DOPL's website. Ask for the registration number and check that the business name matches the one on the estimate.

2. Ask about insurance

Ask for proof of general liability insurance and, if the company has employees, workers' compensation coverage. A certificate of insurance sent directly from the insurance agent is easy to verify.

3. Get the estimate in writing

A clear estimate lists the materials, the scope of work, how damaged decking will be handled and priced, cleanup, and the payment schedule. Vague line items like "roof work" make it hard to compare bids.

4. Understand the warranties

There are usually two: the manufacturer's warranty on materials and the contractor's warranty on workmanship. Ask how long each lasts, what they cover, and what you'd need to do to make a claim. Get the workmanship warranty in writing.

5. Ask who does the work

Find out who will be on site, who your point of contact is during the job, and how questions or problems get handled once the crew leaves.

6. Check local references and reviews

Look for reviews from recent jobs in your area. If you can, ask for a couple of local addresses so you can see finished work.

Red flags

• Pressure to sign the same day
• A large cash payment up front before any materials are delivered
• Promises that insurance will cover everything or that your deductible will be waived
• No physical business address or local phone number
• An estimate that's far below everyone else's with no explanation
